Rental rates in New Orleans are slightly declining in recent months. This only reflects rentals that are in multi unit buildings. Rental rates for single homes or duplexes are not reflected in this latest study. That may be the reason that New Orleans rental prices show a decline, since single family and duplex rentals generally have higher rental rates than multi unit facilities.

New Orleans is one of only a handful of cities that have shown a decline in rental rates over the last year. Baton Rouge has also seen a decline, whereas Metairie has seen a 1.4% increase in rental rates over the same period.

New Orleans rental rates are still slightly higher than nearby Houston, but less than Atlanta and Dallas, and of course way cheaper than New York City, Boston, and San Francisco.
